Development Notes

We acquired this property in August 2012 as the real estate market had already started regaining momentum after the crash. The 20'-6" wide lot, in the heart of Park Slope, sat at the lower end of a street with mostly old frame houses. All of the beautiful brownstones that the area is known for were up the street or across from it and, in fact, a dilapidated frame house occupied the site.

We designed the new building to Passive House requirements but had to switch to more standard construction due to high anticipated costs. We sold the cleared and improved property for a then record of $453/BSF (Buildable Square Foot) for Park Slope.
